The Beginning...

Figuring out where to start can be challenging. However, there are three simple phases to getting the keys to your new home. 

Those three phases are financing, getting the right home under contract, and recording your name with the county.

The beginning comes with the decision to move, your reason for moving is the most important part of this journey. It will guide you to what you are looking for in a home and how you want to get there. 

Thoroughly discussing your reason for moving with your real estate advisor will help isolate the neighborhood, discover alternatives, and dramatically shorten your search. Clarification on your purpose will help mentally prepare you to be decisive when you need to be

Financial Preperation

Without question, the most important aspect of this process -- after your purpose -- is getting financially prepared.

There' s really no way getting around it.. a good budget and a bit of credit savyness is absolutely necessary. 

The two actions you need to do immediately are:
  • Put your budget on the strictest diet, plan to cut spending and reduce debt.
  • Pull your free annual credit report and examine it for errors, adverse action, or any other issues which should be resolved before applying for a mortgage.
A good lender is your financial advisor through this process, they can help guide you toward a pre-approval and loan approval. Understanding, what specifically you should do to maximize every dollar is vital during this process.

Mortgage Application

Your mortgage application is the driving choice behind virtually all your decisions from here on out. 

By now you've decided that you feel you are  financially prepared: 640 credit score, paid off balances, and generally established a good foundation.

Contacting a lender is the next step. This will be your financial partner throughtout this journey and will coordinate much of your financial efforts here on out.

Making Offers

Making offers can be challenging, frustrating, and stressfull...

A good plan will eliminate a lot of stress. Knowing your negotiating position, contractual options, and the market will give you insight into making offers. Please read my tips for presenting the best offer. 

Your Realtor must represent your interests fully and present you with any possible options, along with the costs, benefits, and risks to each.

Closing Edit

Closing requires many steps and there are two important things to remember. 

  1. You must be prepared to act immediately
  2. You, your agent, your lender, and the title company must act in a highly coordinated and diligent fashion to protect your interests.
The most important part of the escrow process is to protect you against the many risks involved. Your earnest money is on the line. So, being prompt and involved from opening to close is vital to securing your deposit.

Your due diligence period  is vital to protecting yourself against unexpected costs in the property you just put into contract. 

At this point in the process, as your agent, I will operate in a highly communicative and deliberate fashion with you. We are not to the finishline yet, but are very close.
